Ballpark Village Phase 2
We recently completed ground improvement on Phase 2 of Ballpark Village, a 700,000 square foot residential and retail complex.
Our Innovative Solution
We installed top feed vibratory stone columns (VSCs) for ground improvement to meet the necessary load and settlement requirements. The VSCs were used to minimize future settlements and increase the soil’s bearing capacity. The subsurface soils varied from soft silts to clays with varying depths, with the deepest being 20 feet. Due to urban fill from a previous structure, we couldn’t drive the VSCs through the soils to the required depth. We used a drill rig to pre-auger the holes, and the VSCs were installed at a minimum depth of 30 feet to ensure they extended through the urban fill. Our installers completed the project on time and under budget.
Quality Control Provided by CNC Foundations
We used our onboard computer monitoring system throughout the project. Our VSCs are outfitted with monitors that show the number of piles, the time it took to install, and the bar pressure achieved on every lift. Our computer monitoring system provides checks and balances throughout the project, allows efficient operations, and is unique to the foundation drilling marketplace. All employees complied with the standard safety regulations required by the general contractor and OSHA.

St. Louis Aquarium
CNC Foundations completed deep foundation work on the new St. Louis Aquarium constructed at the historic Union Station.
Our Innovative Solution
The new structure and water tanks required a deep foundation solution. Overhead height restrictions and piles from the existing building made traditional deep foundation techniques not feasible. We were consulted early in the process to evaluate specialty deep foundation solutions that would overcome the challenges. Ultimately, we decided that micropiles were the most cost-effective option for support due to their high load-carrying capacity, limited access installation capability, and ability to be installed through existing obstructions.
We designed the micropiles around the existing deep foundations of the original structure, which required several layouts before finalizing the project’s scope. Our experts developed several types of micropiles to meet the varying compression and lateral loads. We manufactured the micropiles with different casing lengths and rock socket lengths to ensure the most cost-effective method in bedrock.
Quality Control Provided by CNC Foundations
We designed and installed two compression load and lateral load tests to protect the sensitivity of the water tanks. We developed a spoils management program that managed the drilling and limited waste on the project. Our employees complied with the standard safety requirements of the general contractor and OSHA. We used multiple installation crews to meet the project schedule and reduce costs.
