A multifamily apartment complex in Cincinnati was beginning construction, but the ground on its site had sinkhole conditions. Learn how CNC Foundations used our solutions to solidify the soil.
The apartment complex construction designs started as sketches on a cocktail napkin in 2018. Within the next couple of years, the project had 50% design drawings, followed by full construction drawings. However, when the project began, sinkhole conditions were found in the soil near a spot where old cisterns were once located.
The project experienced a safety stop when the client discovered the sinkhole conditions. They backfilled the holes to prevent them from growing. Then they brought CNC Foundations in on the project and we assessed the soil conditions. Once we assessed the soil, we decided to install vibratory stone columns (VSC) to stabilize and solidify the ground. The VSC provided the apartment complex with settlement control and bearing capacity improvements.
We completed the VSC installations on time and under budget. The client was happy with the results and the complex now stands on stable ground. They completed their project in late 2020. Resolving settlement and soil condition problems before you complete construction can reduce many foundation problems in the future.
